and landlords contents cover, but also cover for lost rent

| BUILDINGS
INSURANCE
Cover for loss or damage
to the structure of the property along with fitted bathrooms,
kitchens etc. We include cover for malicious damage
caused by your tenants and we can also add extra accidental
damage cover.
In the event of a claim
we offer cover for the cost of providing your tenants
with alternative accommodation or loss of rent until
such time as the property is fully habitable again.
Property owner's liability
of at least £2,000,000 is included free of charge

CONTENTS INSURANCE
If you offer furnished lets
this cover is for you. It provides protection for loss of
or damage to your furniture and contents (not personal possessions)
within the let property. Malicious damage by tenants cover
is usually available as is extra accidental damage cover.

INSURANCE
Unfortunately situations
can arise where tenants may become a nuisance or you
find yourself in dispute. These disputes can leave you
with no alternative but to resort to legal action which
can be both expensive and time consuming.
Our Landlords Legal
Expenses policy helps protect you against unforeseen
legal costs resulting from an incident where the tenant
fails to perform their obligations set out in the tenancy
agreement (relating to the rightful occupation of the
insured property).

RENT GUARANTEE (INCLUDING LEGAL
EXPENSES) INSURANCE
Similar to our Landlords Legal
Expense cover, this policy provides additional cover for rent
arrears owed by the tenant under the tenancy agreement where
an event has occurred and where appropriate the insured is
issuing proceedings for damages under this policy against
the tenant
EMERGENCY REPAIR SERVICE
This policy provides you with
cover in the event of any of the following emergency incidents
occurring:
- Plumbing problems related to leaking pipes, blocked
drains or leaking radiators
- Blockages in toilet waste pipes
- Sudden and unforeseen roofing problems such as leaks
or tiles blown off during a storm or bad weather
- Broken or damaged windows and doors presenting a security
risk to the property
- Gas or electricity failure within the property
- Central heating or boiler failure
- Hot water failure
- Vermin inside the property
This policy also provides the
insured with access to a 24 hour emergency help line where
help can be sought in the event of a domestic emergency. We
can advise the customer how to protect themselves and the
property immediately.
Repairs will be organised and
the insurers will pay up to £500 including VAT for call
out, labour and parts and materials to carry out the emergency
repairs or, if at a similar expense, a permanent repair.
In the event that the property
is uninhabitable and remains so overnight, the insurers will
at the customers request, arrange and pay up to £100,
including VAT, in total for alternative overnight accommodation
and/or transport to such accommodation.
